I usually use different nicknames as usernames, but I got this one because one Halloween as a kid I had forgotten my candy bag, so instead I stuffed everything I got into the pockets and nooks of the overcoat I was wearing (detective, natch).

The better salesperson will almost always be more successful then one who just can't sell their way out of a paper bag  :)

This might include offering cash for keys and providing moving boxes/bags.

Slightly discouraged but not yet defeated I was hoping for some help from the BP community to get my first deal in the bag. 

Charging for clean up will be tossed out  of court unless you have photo's of furniture left behind and 40 bags of trash. 

In the past, we have even offered moving boxes (including wardrobe boxes), 3 mil thick garbage bags and paid for disposal of the garbage, and even a couple of moving guys and a u-haul truck with driver.

One of the tenants has a misdemeanor (Resisting Officer Without Violence (Resisting Arrest)), found guilty.We've rejected the offer because we were pretty sure this is not our cup of tea, but they came back asking if we would consider if they would pay 6 or 12 months up front.

I have been nothing but professional and courteous with her, as I enforced the rules of our written lease.On one hand, I think "I'm the professional" and should not dignify her conduct by responding at all, while the other side of me does not want to set a precedent where she can use me as a verbal punching bag during her residency.Another piece of information that might be germane is her unit it totally trashed (she has lived there for 10 years) and would take about $6k to turn it over. 

When the trucks came in we didn't have a fork lift so one person was in the 18 wheeler and the other person was throwing the pumpkins, watermelons, wheat straw, pine straw, bags of potting soil, plants, crates off food at you.
