I sure can't say if you can produce non-401k returns that will beat your 401k returns by a wide enough margin to overcome the loss from losing pre-tax compounding.

Most likely the tax breaks now will never be overcome by 1k a month (which you will also pay taxes on) cash flow.

It's hard to overcome stupid and stupid is everywhere. 

That is usually the hurdle you're going to have to overcome - even moreso given you'll be doing this out of state.My suggestion would be to first pick an area and start getting locked.

I am looking for what I call "deal killers" that likely cannot be overcome.
