^^https://www.biggerpockets.com/blogs/6526/blog_post...My story is a bit different because I'm living in Korea, and invested in FL, where I've never set foot with partners that I met through BP.The investment has gone well - some of my due diligence was spelled out in the post.I don't recommend investing out of state vs in state (I'm originally from CA), but I do know this - I don't see location as a barrier that cannot be overcome, if you're willing to put in the work.It hasn't been without problems - I write about some of those here:https://www.biggerpockets.com/forums/77/topics/232.....as well as 17 tips for other 'location independent' investors.Best of luck with it all.

Specifically, if you could predict when a specific investment would fail you would certainly be rich and unlikely to share this insight with the rest of the market.Ultimately, I think you are better off accepting that you are very unlikely to know the challenges you and your investments will need to overcome in the future.

I sure can't say if you can produce non-401k returns that will beat your 401k returns by a wide enough margin to overcome the loss from losing pre-tax compounding.
