At present, I am approximately 40 K out of pocket because of the mortgage interest I am paying. as Mary stated, if a pay down all mortgages, my net gain will be 30k but with a 10k tax payment.Bottom line, assuming I have already met all my real estate goals, I would be adding 30k a year to my passive income with no additional risk if I pay down the debt.

I also recommend really looking for another way to add another income stream to the property (rent advertising sign space on the backs of the SS buildings, adding billboard signage facing toward the nearest highway, subleasing part of the storage unit rental office to another small business, adding a cell tower, adding metal railway containers as SS units, adding truck/trailier rentals, moving supplies retail, Amazon locker location). 

Knowing this info, I took a 4ft metal rod and prodded the sediment on the South side of the drain and was able to locate the pipe!

Adding zoned HVAC seems a little exorbitant so I'm debating between a Ptech in each bedroom (hotel-style wall mounted) or a split coil ductless system.

I'm in the process of getting a metal fire escape fabricated and installed at a rehab I'm working on.The problem I'm running into is that in order the get the building permit, the city requires that the contactor have workers comp insurance and liabilty.Does anyone know if I'm able to purchase this insurance for my contractor?

I am a construction contractor as well.the scenario in front of me:deal 1: 3 commercially zoned tracts (3.6  acres) in a business park used for office/warehouses/stack yard. price for all three (contiguous) tracts $150k. within 1 mile there are similar tracts going for $300-600k. this is a killer deal on dirt. 2 plays here...purchase and then flip lots only separately for more money, or spec build to sell or lease out commercial buildings. current realistic potential lease rate for a 40×80 metal building with small office is 4000-5500k monthly. construction cost would be about 150k. building and land value around 500k on low enddeal 2: value add commercial medical office/general office space. price $200k Reno cost needed 10-15k. would lease at 2600-3200 monthly.

Preserving the 1950's solid wood doors, original back door, stained glass window and keeping as much of the original charm as possible, blending the fixtures and appliances that my previous clients had intended to use, and finally adding a little of my own flare with calming paint tones, modern flooring, and mismatched metal hardware.

Looking to expand to other areas in the future as, I have an unfair advantage in that my family owns a metal building manufacturing company. 

Building a team of Architect, Civil Engineer, Structural Engineer through Pre-fab metal building company, and a GC to help manage the process.Any helpful advice would be great and the urgent need of what questions to ask the Civil to compare proposals.
