I'm a commercial loan broker who worked in the legal industry for over 20 years specifically as a Paralegal for the Securities and Exchange Commission and the private sector performing due diligence and compliance on financing documents and securities.  

That is why almost ever high level operator in any sector I've run into works with RE advisors and only gets involved at 10,000 ft. 

As far as specific areas, Clovis is "divided" into 4 sectors (north/south/east/west oriented).

The state gained 294,100 nonagricultural jobs from March 2017 to March 2018, an annual growth rate of 2.4 percent, higher than the nation’s employment growth rate of 1.5 percent.According to the Real Estate Center's latest Monthly Review of the Texas Economy, the nongovernment sector added 289,100 jobs, an annual growth rate of 2.8 percent, also higher than the nation’s employment growth rate of 1.8 percent in the private sector.Texas’ seasonally adjusted unemployment rate in March 2018 was 4 percent, lower than the 4.6 percent rate in March 2017.

These are private sector actors with no gov't subsidy lending money on terms that often match or beat gov't subsidized terms, so they make up for it by being more stringent/conservative in their underwriting criteria, or they offer rates/terms that are worse for the borrower than the Fannie/Freddie rates/terms. 

My partner and I have found one landlord that will allow us to sublet to our business travelers and Leisure travelers.

For starters forget about fixed rate mortgages they don't exist in the commercial sector.

there is so much of this stuff going on in all sectors of RE... especially those offering loans and capital.. 2 e mails and they are willing to invest 1 million with you.. 

I think that sector/passion-oriented knowledge is a good way to develop specific and unique segments in a market.
