If they're not of sufficiently sound mind to make a deal, you will need to talk to whoever has power of attorney for them.If you can't get this done before your deadline, you will miss your deadline.Matt, it's simple. 

.- This is extremely important, and it might be one of the trickier aspects of this loan - you have to get your bids together quickly so you can submit them to get approval for financing, and if you have to wait a week or two for your contractor, your financing contingency deadline could expire and you lose the deal.- Ideally, you should be working with a contractor that has experience with projects using rehab loans.

If they want to ask that all contingency deadlines be within two weeks, and you are OK with that then fine (but if you are using traditional financing that's going to be almost impossible, I'd think - and what if your financing doesn't come through?).

The IRS deadlines are right around the corner, and some of us may not be taking new clients at this point.

Couldn't be happier of course and happy to say she is healthy and happy but she cares none of our tax deadline!

@Henry LazerowI always recommend to put a deadline to be accepted in all your offers and counter offers.

We literally closed and wired funds 5 minutes before the deadline.  

Make sure you meet all your deadlines with the section 8 inspector and that you do your best to hold your tenant accountable for any damages done each year for the future yearly inspections.
