Filling rentals and finding retail buyers slows down this time of year for sure.Where investors can take advantage late in the year is supposedly banks look to unload foreclosures late in the year to get them off their books. 

Thank you both for your incite, I would have thought that banks would like to unload these properties sooner especially sense they cost them money.

I am working on a 5 year plan to move to the East coast and slowly unload property here in Illinois.

I flip houses with my own crews and we get windows from Home Depot, 84 lumber or alside and we are always less than $200 a window for standard sized double hung.

At 1am I was unloading boxes at the new house. 3am the truck was returned I was in bed with a smile on my face.

With the price of lumber now, it might ha made sense to strip it for the wood alone! 

I always buy more on my jobs, say I need 10 pcs of lumber, I buy 11/12.

In the future, if you want to unload a SFH, I think it would be easier since there are more people looking to buy houses rather than apartment buildings.

Wouldn't want you to get stuck with something you couldn't rent or unload.
