That said the only thing that really matters from the LP view is the total return and IRRs but it’s mostly manipulated by under the hood assumptions that most LP don’t have a clue which corners are cut to get there.

I do have an agent now but my agent was out of town so he wasnt there when I saw the property.I do still want the property but I am trying to renegotiate the deal based on things I found in the inspection.Lesson learned I need to get the lease in the future.To be honest the rent doesn’t really bother me I just don’t like the fact it feels like she tried to manipulate me.

i would listen to @Rob K. you cannot break the law & now you've just admitted it on the internet.maybe you didn't know the rules but it is more than just a moral decision.seems to me, if you're paying cash for properties, you could clearly pay your mortgage.you're manipulating the market & making the real estate meltdown worse by doing what your doing. i'm not saying the homeowners, banks & government are not also to blame...they are.

And remember, HMLs are temp for up to 12 months, but by then you should have completed the rehab, have a tenant and begin to receive some cash flow to put down on the Perm loan you will have to obtain.
