My client has supplemented his retirement income, the buyers have good income but some credit issues that prevented them from traditional financing.

If it's not, get a part time job doing something you are more interested in to supplement your income instead of letting being a realtor drain you and take away your time to spend with your kids.This is a great problem to have and I hope to have it someday!

@Steven Bialeckihey thanks for all of this info. i might be able to offer some suggestions. i know the HML i work with allows use of other funds like heloc, loans etc. he offers a loan on the side to supplement the down payment. let me know if you want more info.
