To some degree, the term is more about marketing than analysis.Just my opinion, I understand others will feel differently.Many now believe cap rates are absurdly low and the market is way over-heated and best to do nothing at the moment (refuse to buy at a 4% cap, for example) and wait for the inevitable crash or bubble burst.Since I don’t pretend to know the future, these folks may well be proven correct.On the other hand, with negative interest rates in Europe today, who is to say a 4% cap isn’t the “new normal” for now and into the near future?

A big house is almost guaranteed to be big families so you just kind of have to expect there will be a lot of traffic and activity in there vs say a studio or 1 bedroom.

3- so for forming the llc as i dont have any personal address in us i want to get virtual one and virtual cell number aswell to build the llc but to do it i want to use agents like northwest or incfile or others and would appreaciate if anyone could give me some advise on which one is better4- as i mentioned people say a trust must be formed before the llc for better use and some say form llc first and then the trust which in this case im confused and need help really5- i researched and found that delaware and wyoming are great to form llc but i wanted to know if i have an llc in wyoming would it be possible to but a property in other states or that would need some work to do and have difficulties?

Hi Steve, did you mean to say a special warranty deed (which is what we will get) limits any insurance to what happened PRIOR to the seller - in this case, the bank - owning it.
