I had an agent tell me one time that house identical to all the other houses on the street was worth what all of the others were worth (about $200k) but I was certain it was worth about $40 - $50k less. 

There are horror stories where people have been removed from Airbnb (as an example) for something like mistaken identity and just like that you are out of business. 

Just my 2 cents feedback picking nits - in general it looks good and seems priced right.I have no particular insight in that local market although I just sold a flip an hour north in Marion OH.Confusing that there are two properties next door to each other both decorated identically and both for sale?

Protecting your personal identity is important.

Not sure if it was the same property or not but the description of this place sounds identical.

Unless your building is surrounded by identical buildings in identical condition market rent is really just a theory. 

I made a lot of money buying properties with a thieving or incompetent property manager in charge of things and a landlord going broke.

I did a good deal of research on an identical concept in the Palm Springs, CA area, and found multiple roadblocks - especially when it comes to classifying tiny homes (keeping them on wheels and calling it an RV is not going to fly everywhere, and if one is being used as a permanent dwelling - if you or a property manager lived there - then it usually has to be over a certain square footage unless it's designated an ADU, which means you need a permanent structure on the property anyway.  

Ultimately, I couldn’t stomach the thought of a neighborhood of several hundred, identical, higher end homes.
