Insurance will be cheaper as we are completely land locked and whether or not you believe in Global warming or not, insurers do and charge you for it if you are near the ocean.

I think @Mark Holmes is talking about the fact that despite the "low" cap rate of 5.75%, the property is bringing in 40k+ a month (emphasis on the amount of monthly cash being generated here).

The 2007 mostly global crash, and the early 1990s Japanese crash.  

@Bob Houston I know a bunch of guys in your line of work and have picked up some of the Vocab though very little of understanding, so can you weigh in on this:Is it valid to say that a good deal of downward pressure on the T-note is due to the RELATIVE safety of the US and the current need for liquidity in the face of the potential need to cover riskier investments globally?

My goal is to eventually have 250+ doors of passive income and steadily do small fix and flips along the way with the emphasis being on buy and hold.  

That was the emphasis of my post and question.
