Flexibility - So much necessary "life" was made impossible or difficult due to rigid scheduling and our culture's obsession with shaming folks for self care whether that is taking time for lunch with friends, vacation, doctor's appointments or therapy sessions! 

This is why every lawyer, doctor, cpa, etc... all have LLC's setup: to protect against personal liability.I do think 1 LLC per property is overkill and i agree with others who have said that you could do maybe 5-10 properties per LLC.

Great home for medical students, nurses, or doctors that is walking distance to campus. 

Never met a doctor or an attorney who gave refunds of any kind. 

Stop listening to a guru who sells you that you know more than the doctor.

Our last tenant was a doctoral student and her husband who was there for 3-4 years.

The 300 and 310 units are both the same tenant - a doctor's office who also has a rehab center (the previous owner installed an elevator for them 1 year ago).Tenant 105 signed an extension for 3 years to 2020 last month at the same rent terms (3% annual increases from the current rent).Unit 200 is a dentist (lots of plumbing installed specifically for them).
