If you know a private lender who has that much capital that they are looking to deploy, then yes private lending up to 80% could be a good plan for you. 

We are both active duty military which is complicating the process as my partner will be deployed when we close.

I am currently deployed (without the ability to call) but maybe my brother and business partner Walter could give you a call?

With the investments, I can deploy the cash to be better used than paying down the mortgage on them.

Private lenders like myself may not always have capital available to deploy because we are lending out capital we directly control. 

Ideally, I'd like to find a new property manager to handle things better than the last one, but if it comes down to it I'd be open to selling at this point and deploying the capital closer to home. 

Is my capital best deployed elsewhere? 

Based on what I have been seeing, there are lots of investors and groups with lots of cash waiting to be deployed and willing to buy properties with "high" interest rates and signifiant down payments.

My best clients have some knowledge...they have a plan...and they have some cash they are ready to deploy.
