If you only want to do Northern CA, it's worth considering that today's prices are a function of certain economic and demographic patterns, many of them are very complex and hard to understand (despite what many economists think or may say).

That said a 1.9 acre parcel is large enough for a drugstore or gas station but there are a lot of variables that you don't know (zoning, demographics, traffic counts, which retailers are expanding, how much rent they'll pay, etc).
