A bit off topic but I think its important to understand that someone can bring a dog (including a APBT) in a non pet friendly house under the FHA laws as a ESA (emotional support animal) or SD (service dog).

You could still fund a SD IRA and your company's 401K plan at the same time, you just wouldn't have the benefit of the rollover contribution.Another thing to look at when you're doing your research is a solo401K.

I can't speak for other places, but in Texas you must be a licensed Broker/Salesperson to do Property Management; so to say they are unregulated is a broad ignorant brush.Also, in Texas, the standard Texas Assoc. of Realtors PM agreement outlines the PM keeping late fees, keeping the interest from the account the SD is held in, and a few other items.

I'll also be pursuing my appraisal license in case things ever get slow to produce income.I am willing to help anyone in SD County, but I'm looking to focus primarily on the local area, east of San Diego.I have a relatively large SOI due to community involvement in the past, probably about 1500 friends and associates who I've personally worked alongside in the past, so I'd really like to tap into that.

I personally wouldn't bring the SD into this conversation, they owe one more rent payment, if I can fill the place one month early I'd let them out of the lease but if I can't fill it, they are still responsible.
