Sellers are often emotional wrecks barely hanging on to reality (often when their agents are "less than amazing").

With that property in this market in Denver I'd have never accepted an offer with a 30day contingency in it, that offer simply wouldn't have even been something to consider.Take another example of a non-conforming property 20 miles away on the plains east of Denver, the property is messed up, total wreck, far from populations that would want to rent there, the farmer has had the property on the market for 2 years.  

Nobody gets up in the morning and says " lets wreck the car today "    Accidents happen , thats why they are not called "on purposes "

I cannot qualify for an umbrella policy because of a wreck that I was involved in about 5 years ago, and my insurance company denied me because of that fact.

Hope you got it worked out to your satisfaction. stumbled across this thread....it was like watching a wreck in slow motion. my guess is the contractor took him to the cleaners and never finished the dang roof.
