As the others have said, a DSCR loan wont be pretty with your current credit, if you can get one at all.

for me I always tell folks right off the bat its 40 to 50% of your rent on a 1400 and under monthly rent will go to  expenses PM etc etc.. if you do better fine.. but to think that 30% or less is going to work it could happen but probably wont.. and then you have disappointment.

Equity and retirement assets wont do anything for DTI unless youre retirement age, have a plan in place to create income via IRA distributions, and have a sufficient balance for the distributions to continue for at least three years.

I am talking about more traditional real estate.. like when I am selling one of my new constructions they must have a pre qual from a lender I know and trust.. if not I wont sell it to them.
