I think they can go very well if done right or poorly if not, and right.Here or a couple of suggestions. 

You will need to make sure that are no gaps in windows, doors, etc and that the HVAC system is well maintained as a tenant could argue that lack of remediation is the culprit for a high utility bill.

That said, I’d encourage you to take a look at Memphis, TN as well.

Alabama - super low property tax but the rents are lower as well but all in all a good cash flow state.  

Going to all the inspections helped me a lot as well.

For similar reasons you mentioned with access to both I70 and I90 pretty easily as well as being in range for the eastern sea board makes it a logistics hub.  

I'm a huge fan of San Antonio as an STR market, but it is, like most "mature" markets, very sensitive about WHAT performs well. 

Hypothetically, this deal would perform very well if you achieved 80%-90% occupancy.
