@Janani Rangaraj, here's the reality: an acquisition budget of $300k-$350k typically means buying in a B/B- market in metro Atlanta.

I can also save some more money if needed, reason I do not have as much saved is because I am in the middle of a BS lawsuit and I have spent six figure on lawyers but case should be over soon and I am hoping I win as the other party basically have given up.

It seems like a sweet deal for the tenant and the house is actually great in a B area.  

I’ve owned in both A, B, & C areas & have friends who invest in literally every area you could imagine. 

The electrical alone will cost you $20k...Don't coat the old sewer line, just do all new...I never had a great experience with the re-coats, better to just run new ABS and be done with it.You're only allowing $125 SF for the ADU....I know it's Texas but I doubt that gets 'er done.PM me if you need more help, I just think you're a little off on your budget.
