Chris Chico has a great ugly yellow postcard piece that works well.#2 is bandit signs, I like the 18 x 24 signs, blue on white text.

I see many folks on here who are buying using yellow letters, etc...who have "MLS access" to determine their as-is FMV and ARV comps.

That does not sound ready to crash to me, based on historical patterns for the yellow metal.

Does Marketing (yellow letters etc) really work in commercial?

I really hate to flip through the Yellow Pages and call up every title company at random and ask the same thing and then have to explain the wholesaling process for them like I had to do with this particular title company.

I'm stuck trying to figure out what to do, because I'm getting a low response rate to my yellow letters, and not one deal yet (everyone who has actually called said they are working with the bank on a refi or can only short sale).

I was looking up the addresses of some properties I was going to follow up on that I've previously sent two yellow letters too.

So my results have not been tried by fire BUT...instead of using a standard yellow letterI have been using yellow notes...Small note pads (5x7) that give a more personalize feel.I quickly sent out 17 letter the other day and the next day 7 people responded.For the experienced investor that maybe old news but for anyone using the large paper, try the note pad.Good Luck,Demetrus
