A couple of options I can think of are Yosemite, North Lake Tahoe, and Napa Valley. 

If you're interested in the Coachella Valley you can also consider 55+ communities if you are of age.

There are triplex and larger listings on the MLS right now in Orange, Fountain Valley, Santa Ana, Stanton ETC... think INLAND and NORTH county that you could get into for $500,000 down.
