I live here in Columbus, and it's very attainable to house hack a duplex for $400,000-$600,000 in an A-class neighborhood and gross $3,500-$5,000 in rent, which is why I asked.

From what I can tell, they have the same/similar returns as turnkey, with a higher tenant class in better neighborhoods and almost no stresses of management.

In addition, at cheap rent point in a market (not implying this is the case for your duplex, it could be the entire market is at this low rent point) the tenant class is lower.
