Oak was only rarely used in US housing built in the 1900s as framing lumber, for the simple reasons that most varieties of oak don't tend to grow straight, oak grows much slower than most pine species, and oak is usually extremely heavy.

@Sean DawsonIf your thinking about doing it in Columbus it might be difficult given the market conditions..I think in most cases besides eating capital gains seller would prefer a lump sum of cash at closing..Sellers would consider a take back note if they have difficulty selling the property, hiding a deficiency or need to unload it quick..

Since its a older home the wood is old growth lumber which is a much harder, denser hardwood than what we have today.

The interior walls are framed with 2x3 lumber and the existing door slab is 78" tall.
