In my experience as a contractor the trend is restoration of old homes with the addition of modern amenities is what more affluent people are wanting.

Rent goes up and down, but the general trend is up, along with inflation.

One trend is to buy a single family and do air bnb for each bedroom.

Its one of those phrases that mean nothing while sounding good.Are you willing to search courthouse records for hours on in with no compensation other than to learn the process.

I'm a little concerned about the future when Foster is reduced, but like others have pointed out in other forums, that really helped spur growth in other trendy areas. 

I agree with @Caleb Heimsoth, millennials are drawn to trendy cities with vibrant cultures. 

You will definitely not find anything turnkey for a reasonable price there, because these are very trendy areas and people will overpay to live in them.

What I don't get is that people, after reading less than 10,000 words on a person's 96 year-long life, somehow glean enough information to questions her decisions and throw around phrases like "more like a hoarder of money than an investor and I am not impressed" and "total lack of caring for family".No talk about her work ethic, loyalty, selflessness, wiliness to learn, discipline?
