A large part of the reason for this is the massive migration of Bay Area transplants who are looking for more affordable living.

Sac prices seem to be continually skyrocketing with the influx of Bay Area transplants and investors, but sounds like a great opportunity for a house hack if the bank of mom and dad is open for business.

Tons of NYC transplants are seeking rentals in the poconos (especially the cities off of I-80).

I think we should Fly Mike out to CA ,and Nationwide out here to the Columbus area.......I bet both would do pretty well if we transplanted them, not that I'm trying to get rid of mike or anything.

The area my wife is from became a mecca for Bay Area transplants and I only see it continuing because it's a great place to be and fortunately/unfortunately I still see plenty of room for growth based on buildable land, zoning, and water.

I have a management company and my rentals fly off the shelf too to IL transplants.
