.- Real Estate is an amazing tool, buy right and just do DSCR 0.9 and that's it keep it for forever- We are the sub 3% rate owner basically we're living for free paid by the US gov/lendersAgain both investment has its own techniques to mastery both skillsets, we can become Ninja in Stock or Sam Zell-like in Real Estate, the trick is to keep learning and educating ourselves.And I am not selling any class lolJust want to point out that if market crash tomorrow (other than 401k), it is okay, we can make money either way.

Of course, securing the initial and ongoing capital to invest in the market is a bit tricky (it usually requires being frugal and making an already healthy income), and you are exposed to the risk that the company you are invested in is the next Enron and could go to $0 tomorrow.

We have kept up on maintenance and we just renovated the lower level and upgraded the plumbing so we do not anticipate too many issues, but you never know what tomorrow brings when you have a 60 year old house!
