I would look for proof, not just stories because anyone can say anything. 

I wouldn't unless i could see a fully executed purchase and sale agreement, proof of funds, and an underwriting approval.

I can send proof, lease, rent ledger etc. 

If they give you a proof of funds letter without a full application and credit review burn it.

Pictures are very helpful for that proof too.
