It is a subtle difference but I did not use the So Cal flipper shows to show that the return on rehab was better in So Cal than other parts of the country as much as to show that good/great returns can be achieved on the rehab investment in So Cal (which is not to say that other parts of the country also cannot have good returns on the rehab investment).
