What would your do to figure a proforma that supports and offer for a profitable property?

A couple of us up here in the Bay Area are figuring out if someone could drive down a truck with supplies but I'm donating money first.

I figure REI is like most other things in life… hard work and persistence will get you there.

I think I am trying to figure out how to find a good wholesaler and see if it makes sense that they add my target area to their operations.

I'm just trying to figure out why 

Honestly my wealthiest clients and friends with 8 figure plus net worth have little to no debt..

However, I just answered my own question right after I posted, so I really want to delete my post so when I look back in 5 years I won't hit myself in the head for not figuring it out before posting. :)

Anyone can go and figure out good areas, some can figure out good deals, but don't trust others to pick a management company for you.

With a few tweaks to the management structure, and with new leadership, I figure we can greatly increase the revenue.
