the major difference is those investors entering the space ( rentals) are far more qualified and have far more skin in the game than in mid 2000's  this alone makes for a much stronger over all mortgage market.

They should be able to give you a really good idea about how to make a deal work with them.If you go into a deal knowing what numbers you need to hit, what documents you need to have, what your timelines are... you should be a lot stronger for it.Has ANYONE ever talked to a hard money lender and had them say 'go pound sand until you have a deal?'

I know NYC has strong rent control like L.A perhaps even stronger..but I guess eventually people move out and then when you do it's a big increase in your cash flow.
