Agreed @Daniel Dietz , it can be done but as you said these were long-term relationships you were dealing with, not strangers who walk up and ask for $500k with nothing down.

I believe that success in real estate favors the patient and humble.Oh, and if your Realtor ignored you to talk to a stranger, I suggest you get a new Realtor.

I'm not a lawyer, but issues arise where partner could sell share to stranger, potentially force a sale, who pays repairs, turnovers, & mortgage during vacancies, credit ruined if you're co-signing and other one doesn't pay timely, tax liability, etc.

If you charish your friendship, do NOT provide the financing for a long list of issues.In in particular, you must treat them as if they are strangers when it comes to collecting payments and taking care of the collateral.

Now that that is done - I will start chapter 2 and begin trying to wholesale where I will be posting in that forum next.I got into real estate after first going to a 3 day Rich Dad seminar - and I met a stranger there who happened to live close to me - and we went in on the 'advanced training' splitting the cost (which was a lot!)

I'm scared that if I don't properly document the living arrangement with this 'stranger' I might run into problems.

I assume anything originating out of the country is a scam.Also, there is no way a foreigner with that amount of capitol will entrust a total stranger.

There is no cheap way for you to safely recruit strangers.
