We'll be able to get some ballpark figures on the big pieces, like solar, septic, well, etc., but we'd definitely be learning as we go along, which means there will be a lot of financial variables that we won't know about at the outset.

I usually look carefully at the most expensive things:1) Foundation/Slab - small cracking and movement are no big deal, but a large crack, settling, displacement can cost a fortune to fix.2) Plumbing - esp cast iron sewer and galvanized ( or old copper) supply lines.3) Electrical - Knob/Tube, old original romex, no grounds, small main panel.4) Structure - Check the attic (and crawlspace if there is one).

While Rhode Island Energy will subsidize smaller improvements (e.g. a new Google Nest Thermostat is $75 off), RI and RISE can either directly subsidize or provide you with the info to subsidize new windows, solar, blow-in insulation and more.

While we don't do remodel work (e.g. garage conversions), I've heard from contractors who do that the typical range for all-in costs is ~$100-120K.2) ADUs are not as wild west: in the early years, we saw inconsistent application of requirements for things like upsizing water meters & lines, soils reports, surveys, electrical panels, stormwater management (all depending on property specifics & jurisdiction).
