If the market determines the cap rate (in some unexplained manner) then it is not based on the NOI.Perhaps what I don't understand is how the market determines the cap rate.To put it in the simplest terms, what the article is saying is that even though you were able to raise the rents and increase the NOI, the cap rate is still the same because you will be able to sell at a higher price.
