All of the tenants know about the sex offender and are threatening to leave.I'm considering giving a 60-day notice for the family but wanted to know if anyone else has faced this situation or has any guidance on it.Thanks!

I'm in AU so my experience may be a little different. 

He said that the 14 year old brother had moved in an underage girlfriend; the tenant had moved in a boyfriend (not the store manager, but another one); and that the entire group was having group sex with the tenant's two little children present AND that the 14 year old was selling marijuana.

My bet is on a 450 pound welfare baby momma smoker with her sex offender sugar daddy over at all hours of the day and night.

Pacify them with drugs, liquor, sex and shiny objects and they'll never think any further than tomorrow.

Result: bankrupt, skipped on prior landlord, collections, foreclosure, 28 criminal appearances including sex crime…a real sweetheart.

Focus on (1) getting good traffic, (2) pre-screen (credit score a+ income) to eliminate those with no chance of qualifying, and (3) high conversion ratio (conversion ratio of prospects to applicants).Conversion ratio can be improved by...immediately getting driver bys attention with a red door, bright colorful flowers or something else that sticks out a makes a good positive impression (aka. sex appeal).  

My realtor gave me a typical landloard from form california realtors but it had so many clauses I am having a tough time going over it fully, plus it has addedum for smoke detector, lead paint, megan sex offender and what not.
