I would recommend to invest the money into a good lease agreement because that can make your life as a landlord a living heaven or hell.

IRR is a tool sophisticated investors use to measure the rate at which a real estate investment grows (or, heaven forbid, shrinks).

Or if heaven forbid this lingers past 4/15 and your 180 is still alive you'll just need to file an extension for your tax return.  

I just figured when I went to sell, I would get Par, or Heaven forbid, more than Par for what seem like the best Notes out there. 

So thank heaven's it's not common. 

You'll be surprised at their willingness to help - they need loans and you need financing - match made in heaven... well almost, banks are still the worst (unless you are one).

I have made only a few posts and connections so far, but honestly they are some of the strongest and most immediate "match made in heaven" type of relationships that I have ever gotten.
