If I have a capital provider whom wants to be 100% passive and is ready to invest $100k with me (cash), and I have all the syndication structure and offering documents for this project... can’t I just find an accredited investor, present them the deal / get them on board, and go through them?

The seller offered financing with 20% down, which I used to buy the place.After starting construction and realizing it was going to cost more than expected, I approached a small local bank that knew the property and would offer the rehab financing.

Do not get excited about getting a low offer signed by the seller as the lenders valuation will be the ultimate determining factor of approvable sale price. 

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – and they often select the first PMC they call!

Not every STR has to be a 4 Seasons and even those I've waited on service before and it's not like someone was breathing down their neck waiting to revoke their hotel license when it happened. 

Fannie mae allows you to transfer your loan into an LLC, but it is recommended that you speak to your loan servicer and ask that if they themselves will allow you to do so.

Unless you are someone who is going to take advantage of the leverage offered in an FHA loan, I am generally in favor of purchasing investment real estate in an LLC.
