Compare those owners with younger owners who have higher incomes and more desire to build large reserves for the future with the older folks who won't see the future and you can see the problem.

I can see things moving forward in two ways: 1) These individuals and entities will work with us to return monies owed back to the Company or 2) we will need to go to litigation.

I leave virtual staging out of these photos if vacant, so there are no big surprises when people come to see the house, and it's empty.

I'm not doing section 8 yet.I've posted only one of my properties on Zillow ones just to see the people's reaction and I had a bunch of section 8 candidates, the highest voucher I see was a lady with $1,150, I had the post for half day because they blow up my phone lol, with that said, I'm not sure if numbers are accurate.now I have a guy that finds me tenants and is working well, he is also my handyman.

I would look at 3-4 STR data sites (AirDNA, Rabbu, Mashvisor, Pricelabs, etc.) and see the average.

I can see the benefit in some cases, but for the majority of investors (especially those who don't even own a property yet or just have a few) the potential benefits of LLC's are 100% oversold by gurus. 

So even on a small purchase of 80k and getting 85% leverage you still need to be 30k liquid to see the project through that's 37.5% LTV

That market from what I can see on the few trips I made to perform due diligence is really robust and such a pretty area I can see the attraction for those working in Tech or govmit in DC.
