My question is, am I gaslighting myself into sacrificing our goals or are these reasonable short-term pivots in 'this' market of low supply and seemingly insatiable demand?

I expect the 2% saved in commission fees is sacrificed with local area knowledge of an agent along with going the extra mile.

@Osvaldo Benavides here are some reasons you would hire a GC:1) It’s not one of your strengths to oversee a rehab 2) The GC fee works in your numbers and you are okay sacrificing some return on investment for ease 3) You are physically distant from the renovation

You can mitigate that by renting out each bedroom and maximizing returns that way but certainly sacrificing your lifestyle. 

@Paul Sandhu these cabins are too small for kitchenettes without sacrificing beds.

So, while TX is going to keep going up and I think could be a great market, I'd be careful about sacrificing cash flow as a long term strategy.

My wife and I sacrificed the bigger price point home so that we could afford multiple properties from the start, pay them all off quickly, and let them all generate passive income.
