I'm in Alta, got the same email, and could make the reverse observation:)  I'm not sure PoL has a fiduciary obligation at all, but don't really care one way or the other.

I'm sort of new here, I've been a silent observer for a long time....So, I am a licensed agent In Delaware and I've been a member of BiggerPockets for about a year, I listen to the podcasts (I'm about halfway through and I have never learned so much!)

I have a client who goes to each one and has told me that there are very few deals to be had.A good idea would be go down and observe and meet people.

Common amenities in these luxury apartment buildings include high-end rooftop decks, pet-friendly options, bicycle repair and storage rooms, shared co-working spaces, and tech-focused lobbies.

Am I responsible for covering the cost of extermination if the bottle flies are caused by sanitation issues, and I have observed tenants dirty dishes lying in sinks, empty bottles lying around apartments, and trash put out on the back porch?

Through experience and observation there are endless scams in the Real Estate Industry.

To get a taste I'd recommend acquiring a multi w/value-add (lots of sweat in other words) in a B+ area wher you can live and rehab and above all, LEARN as I've observed over he years it's not how much capital one has at their disposal but knowledge that will ultimately yield you the "cash-flow" you're aspired so to grow.
