I agree the 45 mile radius is ridiculous. 

David, this the first PM that I encounter with such clause and it's so ridiculous.  

I am wanting to purchase a duplex or triplex and I'd like to do that out of California due to all the ridiculous rules the governor has made law.  

This isn't that big of a deal- an SOS on an internet forum is ridiculous. 

They have wants and desires, and presumably among those wants and desires is: not crushing the dreams of home buyers, getting additional business from lenders and sellers, doing the right thing in the face of ridiculous government regulation, etc.Perhaps you are able to complete your job with zero emotion (unlikely, even though you may think you do), but most of the rest of the world can't, even if they might want to.As a smart investor and business-person, I take advantage of this when possible.

For example, I just had a client refinance out of a VA 30 year fixed loan at a ridiculously low rate &, even though their rate went up, they're saving over $2,100 per month thanks to the debts we paid off. 

But this is ridiculous, I have to use "Instacart for my groceries, accept I'm  "ONLY" able to use Safeway, because of where I am.

@Sofia Ljus if someone can’t do a 900 sq ft condo for $35,000 that’s ridiculous.

It's also not ridiculously far from the beach, and is less than 2 hours away from the mountains!

Even if I go to fight with the ridiculous report they still have it in their head it's worth $305k.
