However, @Bruce Lynn provided a great reminder to remember all of the expenses that could be included in your cost basis; again, a CPA advising you specifically would be the the best bet.

It totally reminds me of how naive I was to the demands of having a child.

DaveIt's important to understand that not everybody wants your help or being reminded of their circumstances.

Every month, I  have to remind them to pay the rent.

Reminds me of the godawful wood paneling I just spent a fortune to Sheetrock over.

Write a polite but firm notice reminding them of the "quiet enjoyment" clause in their lease and specifying that indoor scooter riding is not acceptable.

Which reminds me....I know Worcester is smaller but if you're adding legal living space they may want a survey of the lot, architectural plans for the added space, don't forget about permit fees and other things that will hit your wallet.
