Refinished hardwoods, new paint, updated kitchen and guest bathWhat was the outcome?

Please share your recommendations for electrical, painting, drywall/plaster repair, hardwood refinish, masonry (small front porch), and kitchen and baths remodel.

I had assumed I could just give him the P&L /Balance Sheet and that would be good but I keep getting requests for a breakdown for each property...I understand the need to depreciate the purchase $$ and the part of the the rehab $$ that is Capital Expense, but I'm not getting why I can't expense, for instance, floor refinishing (that occurred at both places) as a single expense.

Can you sand them down and refinish?

We've put in a ton of sweat equity with refinishing the floors, replacing windows, upgrading electrical, and just general remodel.

Our plan is to remove two non-load bearing walls to open up the main floor’s floor plan, gut and refinish the kitchen completely prior to moving in December 1st.

Renovated - refinished basement, made secondary rental space.

I improved the management of the Subway which generated more cash flow and did minor improvement to the property (asphalt refinished, painting the exterior of the building, new lighting).

I replaced the roof, water tank, updated, electrical, updated the kitchen, refinished and stained the original hardwood floors, renovated the bathroom, Basically I did a total renovation!
