I have come to realize I need to use a good and fair contract with a meeting of the minds.

I have more than enough private investors willing to pour their money in and I realize that there are diminishing returns when considering time spent looking for deals or deal finders and the amount of deals I close.I'm a real believer of the Pareto law which states that 20% of effort leads to 80% of results.

The more i listen to the podcast and the more i read the forums, i realize how much i did not and do not know about buy and hold investing. 

The first few weeks were great, but at some point, you realize that all of your friends are working and you can only watch that much daytime TV.

I realize different markets/ schools but I’d imagine they’re all looking at the same time.

Realize the competitive market makes it a challenging market for beginners.

I think it’s vital to realize when to grow and when to slow.

Nothing worse than ordering the appraisal and credit and then realizing your loan won't work for that particular lender because of reserves or seasoning or an equity stake that didn't get taken into consideration.All the bestStephanie

Im just now realizing our potential with the first investment and had no idea what a great position it put us in to move forward.
