Regarding Charlotte and Atlanta we find there to be just a little too much supply because of how much investor activity they drew over the last few years.

Hey Drew, in my experience with fourplexes and small apartments (30 units or less) here in the College Station, TX area it's better to provide washer and dryer hookups in the unit and charge more for rent.

Hi Drew, I haven't hired the wrong property manager, I have met a lot of them and based on their offerings and there personality have been turned off by many of them. 

For owners it would be that they think of you as their own personal assistant and not as a professional and they monday morning quarterback every little thing that goes on in your property.
