It's up to you how far to take this though.When we're faced with this, we try to hold the tenants accountable, by pushing hard to do self-showings.- Who better to show the house and speak positively about than a current tenant?

Hi All,I  heard a lot about wholesaling real estate and it’s sounds like a good way to enter real estate with a low investment.Only thing is I get very skeptical when I see gurus on YouTube pushing and selling courses for certain industries. 

I’ve been hearing some chatter about large hotel chains lobbying significant funds to push for regulations or outright bans on short-term rentals like Airbnb.

There are two options I have offered and I want to get a check on here if I am off base with my offer or if I need to push harder.

Getting the information takes time and experience but once you have it you'll be light years ahead of others who are just starting out. 

Then go through rent up phase, the 24 months is pushing it.g.

There might be some added tax benefits for this if you add in depreciation to help push you to a lower tax bracket. 

Plus with no state income tax, cheap insurance, and very low property taxes, I’m probably starting $20k ahead of most people, and that’s a tax free $20k.).

It may even take a 3-5 years to get cash flow positive but if during that time it is cheaper to own monthly, than pay rent, you are way ahead.  

Luckily I didn't because it's great now...but I didn't know that at the time.So I'm going to push back on the numbers people and say I don't think you're looking at the big picture and I also don't believe your numbers protect you from failure or guarantee success.
