Wagner used to work with an agent called Jean Gillen and I contacted them about some turnkey properties they were advertising. after some exchange of pleasantries I shared with her that I bought in Ocala in 2017 via another turnkey group and she went on to kinda talk very negatively about how poorly built these homes are.

That said, targeting homes needing work or properties sitting unsold due to poor pricing can still yield opportunities—that's what I do successfully.

Not to mention that night I slept on the floor of that flip house, I could see all the work that wasnt done, wasnt done to code, and was done poorly.  

Turned a single family house that was poorly marketed but in a great area of my city, listed mid-winter where there's less competition, into a duplex for all intensive purposes and used airbnb to rent out rooms.

I would never put in a gas range, oven, dryer or any other consumer product for tenants, because a lot of them are idiots and will kill themselves or someone else.

We tend to stay just below our competition with a superior product.  

I have done business with Dominion for their 30 year DSCR product. 

Everything over there is really poor.
