Have you leveraged any cash/vendor credit with your company without a PG?

You will find better returns for flips, and cash on cash buy and holds in say PG county, where the non-rehabbed homes sell for considerably cheaper than the rehabbed homes.

So if they tell you to file you have to file.Settling out of court though I don't believe is in his best interest unless the tenant is out, the money due is paid and the place has been checked for damages and the remaining deposit is slotted and ready in a check.

I am looking at SFH as well as MFH mainly in the Fort Totten, PG County, Takoma and SE areas and am in the process of getting together a team.

I always hate that going back and fourth with someone trying to find those free time slots that match up or double booking.

I hear NOVA is a little crazy but would NE/SE DC or Silver Spring / PG County be an ideal location?

of course if it makes you feel better I guess thats OK.. but it is hard to scale up.. lenders will balk at complicated vestings and will look for PG's anyway .... proper insurance is by far your best bet for asset protection. the next is dont be a slum lord.. so i look at 42 years of owning rentals and other more risky type projects IE construction   development etc..

You may want to explore looking a little further north to PG county.
