Here is one I added to this list specifically resulting from this transaction:      Are there any persons or pets presently living in any of the units that are not included in the lease agreements?

Consider all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

New tentants moved in around the middle of January, they asked that a fence not be installed as they had no pets and they wanted their daughter to be able to ride her bike in the backyard.  

A security camera system outside can make you money by allowing you to charge for pets, prove someone was the party who did the damage, more people than on the lease.

They also have a dog  which was not reported and no pet deposit was received.

Obviously a party, too many people, pets in a no pet house etc.

Non-pet owners still need to complete the pet addendum. 

The REI world is full of advisors who have their own pet solutions for problems and they tend to develop tunnel vision around them. 

For $45/month, you get $5,000 in rental coverage for things like missed rent, excessive damage, excessive cleaning, pet damage, and eviction costs.

They said it is perfectly safe for kids/pets, but what will happen is that these mice will eventually just die wherever (there is not trap they die in)Questions:Is this quote reasonable for a 2-family with 3 visits?
