After all due diligence was done and it was structurally inspected, we had the foundation beams totally replaced, the concrete blocks repaired and perimeter mudjacked.

These foundations usually have only two components:Outer stemwall - this runs around the perimeter of the buildingBeams on piers - this is what your floors and most non-load-bearing walls are sitting on.It is the interior beams that can settle and "deflect" and these are rather simple to fix, so long as the crawlspace allows the foundation company sufficient access to tinker with the piers and perhaps add a few more pad piers.

In Atlanta (at least inside the perimeter where I'm looking) the rent rates compared to the arv is far below 1%.
