First of all, a multi-year lease should be a hard "no" even if it was a perfect tenant.

It won't be perfect of course, but it will be a step up from the laissez faire system (or lack thereof) that we've been using in the past. 

Yall will get away with that crap on this earth, least y'all not forget the ultimate authority NO ONE can escape from, my opinion but I kinda think he'd frown on that behavior.

But in the end/exit , the deal tends to be more important.Sanjay, this is a phrase I'm often repeating on podcasts, in my book, and here in the forums:A good sponsor can deliver the best possible outcome in the face of adversity, and a bad sponsor can screw up a perfectly good real estate deal.

I guess what I am trying to say is everything pencils in a perfect scenario with nothing going wrong.
